Does anyone know what one time maintenance is, and how it is calculated? It seems to change every month, unlike the regular upkeep costs, and I’ve had months with it at zero, and others where it is as high as four hundred gold.

That’s possibly when you click on a buildings maintenance icon, then wait four years for the builders to come over and fix it, then charge you a princeling’s ransom for the privilege.
